    Yes it is in coppenger fields. I felt price is steep but it appears house is slightly bigger at 166 m2 and since its a corner detached unit, he was ok to pay that kind of money.
    340k for 4 bed sounds reasonable to me in today's scenario.

    JCD 25 storey apartment block scrapped at Albert Quay. Rents of €2.8k required to make it viable which is a 50%+ premium on the Elysian.

    It speaks volumes that level of rent is required to make this viable. You can find apartments in more luxurious towers than this twice the height in other western cities for much less than that.

    Something has got to chance in this city or we'll be looking at offices or derelict sites for the forseeable.

    Okay this is probably the most ridiculous I’ve seen. Over half a million for a 3 bed D rated bungalow on the the Model Farm Road. Paying for the location but come on!

    Lunacy. The garden and driveway are in a bad state and need serious money. Inside needs a massive revamp too. And what's going on with that sliding door in one of the pictures? It seems to immediately lead into a wall with another door.

    So they knocked the Sextant for nothing - just like Camden Palace and Sample Studios. And the brewery (so far at least).

    Agreed!!

    I’ll also ever understand the attraction to having a small bar counter in your house to be honest. Looks more awkward than anything!

    I sometimes like them but this one is very bulky and squashed in to that room.

    Photo selection is pretty dire, didn't clearly show any bedrooms.

    In Google maps it literally backs into the N22. I'd say the traffic noise would be horrendous.

    Its a countryside setting, but its practically ovens.

    The garden is about 6 or 7 metres from the N22 which is a very busy road with lots of heavy traffic. You can see how close it is to the N22 on this link - it's on top of the road. Wouldn't describe that as "perfect".

    Well you claim the brewery was knocked for nothing, that's obviously not the case, there has been considerable investment on the site that has manifested itself in what can be seen there now :)
    And what's there now was supposed to be built there unless they've gone rogue, which they haven't :)

    Yera, I just liked having the oldest brewery in Ireland there (and the Beamish too :) ). Could have lived with them knocking it for an event centre and rehearsal rooms that would bring life, music and business to the town. I guess I'm just sickened when I see the cultural type things being knocked\not built - hence the reason I included the Brewery site in my list. Seems that permission is granted for large scale developments with artistic(Event Centre) environmental(green spaces) food(Capital building) and living(apartments changed to offices) elements, then those elements are dropped after the land is cleared. Maybe that happens outside of Ireland too. Kinda comes across as a bit rogue to me :)

    A friend of mine inherited this, and has it up for sale. I helped him refurbish it years ago, the price is ridiculous though, its absolutely tiny inside. The pictures make it look far bigger.

    I was looking at that on Daft recently alright. The location is great, arguably, but 44 sqm with almost no outside space is really cramped. Potential for serious traffic noise from the junction and road outside as well.

    Nice location, nice finish, but nearly 200k for 33 sqm? You might be able to swing a cat, if you were very careful about it..
