We bought a terraced house in Drumcondra a few years back. Essentially we want to gut it almost entirely (We want to keep some of the original features of the house, fireplace, mouldings). Has anyone here embarked on a project like this? Roughly how much did it cost you?

We don't want to extend the hosue at all, just renovate what's already there.

    Hard work and expensive.

We did one (2 up, 2 down and return) in Rathmines after damage by fire. Is it a listed building? Whole road was listed, this added to costs as historical architect was 'required'. Cost over ~220K. New roof, floors, plumbing, electrics, walls stripped back to brick and insulated and plastered. New basic kitchen, basic bathroom*2.

When is the money (including lost growth) Michael Noonan took in the Pension Levy going to be paid back?
