Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Building a house for 150k, how realistic is this article

    I know this might be covered to a certain extent in the general building costs section but how accurate are the main assumptions in this article.

    For myself I hope to build a 120 SQM house in Co Limerick. Have a few mates in the trade, and would take on some of the carpentry work myself.

    If I went direct labour but with a project manager/architect could I get this in for under 180k. That would be excluding site, a very simple bungalow design but to meet A2 rating.

    Hi Gumbo, in my case the total budget would be excluding site purchase.

    Everything else I'd hope to get in at 180k. I believe I can get a good rate from friends for project management, legal fees and electrical. I'd take most of the internal carpentry myself, as well as painting and landscaping.
