Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

New Build vs Extend and Refurbish?

    I’m going through the process of pricing my next home and trying to put a plan together.

    I’d always thought i’d eventually build my own home, but as the years have passed, the notion has somewhat gone off of me, that said i wouldn’t rule it out.

    I find myself swinging towards more of a ‘project’ looking at some of the older farmhouses that are around the country, being sold with some outbuildings and maybe even a small amount of land.

    What are the realistic differences between new and extension/renovation of an old property? I’m not talking about the mechanics of the job as in need for wiring, plumbing etc, i’m more interested in the legislative differences, in renovating? Do i have a different set of building regs to adhere to? In terms of air tightness etc? And assuming their are connections such as electricity and sewerage in place, do these need retrospective legislation/inspection?

    Hopefully someone could shed some light to help me move forward in the decision making process.
