Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Cost of Extension?

    I have heard that the cost to build is generally €1000 per square metre.

    What would be the cost per square metre to extend- like considering there is already esb, water, sewerage and a clear site

    100 metres square extension would have a new kitchen, 2 bathrooms, 2 bedrooms, new heatpump.

    You've heard wrong.
    maybe per squarre foot, but its still very cheap.

    100sqm - all depends n what you do in the existing house, but your looking at 150k plus

    *€1000 not €100

    Doing very little alteration to the existing house - just a corridor connection between the two.

    Cant be that low spec. It still needs to new current building regulations.

    I’d still be budgeting near €2k per square meter until you get some quotes back.

    It’s generally €2.5 here in Dublin.

    Can't imagine spending 200k to put up an extension to be honest.

    I've heard of many houses built around Mayo for 200k alright - but that includes the full site clearance, esb connection, sewerage etc

    Why not get a local quantity surveyor to do a rough budget costing?

    Comparing what you propose to build in the future with what was built in the past, in terms of cost, is not a good comparison/rule of thumb.
