Dublin Suburbs recommendations

Hi all,


I'm in the market looking for a family home in and around Dublin at around 400-550k range. Some of the things that matter to me:

- Ideally large house, 4-5 bed
- safe, friendly area perhaps some community spirit
- within 90 minute or so public commute to city centre, a GOOD direct connection.



I'm alright being away from the city, I'd normally work from home some days anyway and don't mind the commute, but I do value having a decent link as an alternative also. There are some beautiful properties down Kildare and all reasonable drive but the lack of direct transport terrifies me. So I'm thinking edges of Dublin could have something to offer?



Would any friendly soul give me some area recommendations? Or just general tips?
I have the finance and everything arranged, just at a loss finding decent property.

Very low stock of properties up for sale at the moment but since you don't mind being outside m50 look at the likes of Lucan, leixlip, maynooth, celbridge. Lucan is dublin, the others are just over the border in Kildare but have dublin bus services and all have trains too.

Beaumont and the Beaumont side of Artane have good bus links, are roughly 5km from the city centre, close to motorway and airport and are quiet, well settled areas and many of the houses have large gardens.

Raheny. Foxfield more specifically - house would need some work at that budget but you can do that over time. Short walk to Kilbarrack DART station.

I did not know dublin bus services those towns. that definitely puts them on the list

Your choice will be very limited ,theres very few 4 bed houses for sale in any part of dublin,

my friend bought a 3 bed house,
with a large side garage, he converted the garage into a bedroom.

Know two people who've bought in Beaumont in the last year or two and both very happy. Otherwise, have you looked at places like Rush or Lusk? Close enough to the train, far enough out of the city that prices might be more reasonable (though I'm not 100% sure).

You'll find some 4 bed semis in some parts of Malahide - Gainsborough or the Warren - for around the 550 mark. Malahide is a really amazing place to bring up children, and only 25 minutes on the dart into town too.

Can confirm Beaumont Woods is a lovely estate, although you do get the Coastguard Helicopter landing around there for the hospital.

The Swords road end of Collins Avenue is handy, loads of buses and a relatively short walk/cycle into Capel street etc.

If you're willing to go for a 3 bed, you'd get one in the area with a large (I mean large) garden. This one is a fixer upper but there's certainly room for expansion to the side and in the attic and out the back and you'd still have tons of garden left. The area also has several shopping centres, is about 20 minutes from Swords and roughly 20-30 minutes from the City Centre driving (except during rush hour, buses are still pretty quick though).

Lusk and Rush are getting better, Rush having much more by way of amenities than Lusk at the minute. The only issue is you either need to drive and park at the train station or walk the road (I done this for several years from Lusk, I always dreaded it).

There's plenty of 4 beds in Seabury as well, think they start at about 500.

Everything is going sale agreed around here, what's your budget? If you're set on the area then I'd sit tight and keep an eye out as there does seem to be a lot of movement in terms of stock going on to the market.

I know a few families on this street in Beaumont and I've always noticed how massive the gardens are, not sure if the camera lens makes this one look smaller but they all seem to be huge.

Yea but with that budget it should be no problem, you could even buy along side streets of Griffith avenue and be stones throw from Artane

That's pretty much turnkey, I doubt the electrics would need work since those houses are pretty new.

Agreed. Kingswood Heights also right on the Luas.

Any opinions on a 3 bed in beaumont with attic . Postage stamp back garden . 3rd bed very small as attic stairs may have compromised size

Hard to say without seeing it, the area is in general very quiet and settled though. Loads of the old estates around Beaumont have decent sized back gardens. Attic stairs would often take away from the box room so they're only really useful as a little office space afterwards.
