Ordering items to new property before getting the keys

    We've gone sale agreed on a property and are set to close towards the end of August. There are a few items of furniture we need to get (sofa, bed, washing machine, dryer) and some of them have long lead in times from ordering to delivery.

    Has anyone here ordered items to be delivered to their new property (say a week after closing just to be safe) or is it potentially a disaster if the sale falls through?

    I'm tempted just to wait and then sit on crappy furniture until the new stuff arrives to be safe, but at the same time it would be lovely to move in and then a few days later have everything arrive.

    Sale could fall through, items could be stolen, I'd wait.

    Don't even think about it. Closings are always been delayed. Wait until you have the keys in your hand and that they work, you have possession, you have measured the places where everything is to go and that all electrical and plumbing is an order. Be absolutely sure that everything you buy will fit through the doors and up the stairs if need be. It happens time and again that people can't get a bed up the stairs or a sofa through the front door.

    Some places have pretty flexible deposit and delivery options too. We have deposits down on a bed mattress and 2 sofas and we're to ring when we're ready to go. Deposit is fully refundable

    Or get a self storage place and keep it there? but as other said, it may not fit through the door :)

    Some places are very flexible with regard to delayed deliveries but generally not the larger chain stores so I would ask them directly. However a sale being delayed is a different risk than it falling through completely so whether or not deposits are refundable is also relevent. We ordered pretty much all of our main items, beds, table and chairs and sofa etc all at once from Frank McGowan but then our sale was delayed by the vendor for over 7 months. The chain stores generally won't hold delivery for more than a week or 2 but the shop that we used was happy to just keep the items in storage for us until we were ready for delivery and it didn't cost us anything extra. They gave us the occassional call to check in on progress but it was great to know the stuff was ready and was delivered 2 or 3 days after closing.

    Thanks all for the feedback!

    We actually got into the house a week ago and measured up absolutely everything, so know the dimensions of what to order at least.

    Items we need:

    Washing machine and a dryer - I suppose if something like Power City has the items in stock, they'd probably deliver a week after ordering so that should be fine to leave until we move in.

    Sofa and Bed - these are the two items with lead in times, have a few ideas re shops now to check in on, thanks again for the input folks :)

    When we were waiting to close on ours we just paid for the items and asked most places to hold delivery until we got the keys. When you let them know the story they'll be happy enough to hold. It's better to get a confirmed sale and hold on delivery than miss a potential sale.

    We were buying a new build and there were builders still on site so we got the downstairs flooring done prior to close.
