Architect who doesn't charge a percentage of materials

    Hi there,

    Can anyone recommend an architect who can provide a fix fee for submitting a planning application

    I thought most architects would charge a fixed fee for that. The percentage fee is normally for PMing the build, an optional, additional service.

    Many construction professionals will base their fee on the type of work and a percentage the total cost of construction (not materials).

    However, most are willing to set a fixed fee for a particular aspect of the work.

    Things become problematic when it gets into rows over 'that was meant to be included'.

    Note that planning permission drawings are generally inadequate as construction drawings.
