Can my landlord increase rent if it is already way above market price?

    You should read the RTB guide on rental increases. I am not sure if a LL in an RPZ( as increases are limited to the calculator) has to provide any similar properties. Even if he is he can provide similar Properties from similar properties anywhere in similar county. They only have to be ''similar'' not ''the same as''

    Your rent was set when you agreed to the rate 2yrs ago. Further to that, if your landlord issues a rent increase correctly and supplies examples then it's a valid increase.

    Your contention that you are viewing nicer and cheaper apartments elsewhere isn't a justification to reduce rent in your current abode. Is at odds with your claim that because supply is restricted you are being priced out of moving. You can't be in a situation where there is both ample evidence of cheaper apartments and availability of same, yet also be unable to move because according to yourself:

    I can’t find another place because of the way the market has gone, too little supply and too much demand and when you’re up against professional couples that are willing to live in a bed sit you have no chance.

    Both of your contentions cannot be true. Either there are cheaper apartments available, or there arent. It's open to you to move to the place with lower rents.

    The LL if they issue a notice to increase will be bound by the RTB rules. If you don't like that? You can appeal, bit if they have issued the notice correctly? It's perfectly valid.

    Although given you think that cheaper apartments are both available and yet not available? It's very much a Schroedinger's apartment isn't it.

    Wonder how quickly your LL would need to wait to re-let at your current rent? Is there a shortage, is there not? 🤷
