    Hi there,

    I am looking for info/advice on the pre planning process in Fingal.

    I wonder has anyone spoke to anyone who would have the skills/knowledge/expertise about the planning process in Fingal - we have questions regarding a site about the possibility of building.

    Is there such a service whereby you could pay for a consultation for someone to tell you whether of not a house can be built on a particular site?

    Most architects/surveyors/engineers who do regular planning applications would be able to determine the likelihood of getting planning permission based on previous experience and review of things like your local needs requirements and what you're seeking planning for (eg. size of house, site location etc). If you're familiar with the area, ask people you know in the locality for recommendations of professionals.

    Thanks for that advice folks.

    I had seen the pre-planning section on Fingal Co Council alright, so will explore that.

    The land/situation in question would have a few pressing questions that could easily rule building in or out, so just wished to see if there was any personnel who could answer those questions (for example, we are already home-owners, would that go against us, etc)

    From that page:

    "A pre-planning consultation can be arranged if the person has an interest in the land concerned and where he/ she wishes to consult about a proposed development or future planning application, that is, a specific proposal. Enquires of a speculative nature, together with queries relating to sites that are for sale and seeking advice on the development potential for lands will not be dealt with by the Planning Authority. In such cases, the applicant should consult the Fingal County Development Plan/ local area plan and/or seek appropriate professional advice."

    They won't talk to you unless you already own the site or have an option to buy it or some other legal interest in it.

    To be honest, you'd be better talking to an architect first in any event. Pre planning meetings are supposed to be minuted and are put on the file on any future application.

    There are "planning consultants' in the area - one in particular in Skerries if you google.They can tell you pretty quickly, most are engineers and architects well versed in the planning process.Fingal will not engage unless you own the site already -I speak from experience.They will just copy and past chunks of text from their planning regs and local area plans, and send them to you.

    Not sure what part of Fingal you are in, but to be honest if the site is not zoned residential/town centre, if it doesn't already have a building on it, and/or if you are not a farmer in the area (or have no ties to a farming family) then you most likely haven't a hope.

    Just to update on this. Sought advise from a recommendation here and.....not a chance it would seem. Ribbon development, and their very black and white rule around this, seems to be the end of any conversation.

    Planning authorities actively looking for something, anything, to refuse permission it, according to the advice - certainly not encouraging anyone to build one-off houses any more. Disappointing.

    FPC were adamant that planning was impossible, be interesting to see what these people say
