Recommend estate agent for selling in Raheen

    Ill be putting my house on the market in the new year and am looking for recommendations for an estate agent that serves the Raheen/Dooradoyle area. From looking at daft there doesn't seem to be one that is more commonly used in the area and it's a complete mishmash of a large number of them.

    From what I can see there is no agent located on the area, most seem to be in the city centre.

    Any recommendations? I'll obviously call around to get what they charge etc but more looking for advice on their attentiveness, organisation skills etc.

    I think prospective purchasers might be put off were you to sell privately. In Ireland it's highly uncommon to sell property in this manner so employing a reputable estate agent would be advisable. I have used Rooney Auctioneers in the past when selling property and found them highly satisfactory to deal with.

    There is no estate agent specialising in one specific area, they also don't need to be located in that area in order to operate.

    You really should try and sell it yourself privately. The property market is mad at the minute and houses in any area like Dooradoyle/Raheen that is popular with families, is close to places of work will sell quickly and probably well above it's current market value. Take photos and a walk around video of the interior/exterior, then stick an advert on the likes of daft.ie. The house will literally sell itself without paying an agent a percentage. You will still need a solicitor to handle the legal side of the sale.

    Tbh I'd rather have an external agent to deal with it all. I know the market is hot but I don't really have the bandwidth to deal with all the enquiries, negotiation etc.

    Does anyone have recommendations based on recent experience?

    I wouldn't recommend GL (Geraldine Leddin) Property, they were all over the place when I was dealing with them.

    DNG Cusack Dunne were good though.

    Here’s some first hand experience.

    don’t sell it yourself. I’ve been down this road. The common question was ‘why are you selling yourself’... followed by: is there something wrong with the house / area / scenario.

    It’s just too uncommon - and buyers don’t feel ‘at ease’ talking to the owner.

    i sold the same house via an auctioneer some years later... and he added 88,000 euro worth of value compared to my attempt 4 years previous.

    We expected to make 210-220 given the market. He fetched us 243,000 and was a pleasure to deal with.

    Very organised, professional and kept us constantly updated.

    Plus... his ‘rate’ is very favourable.

    Rowan Fitzgerald is a very honourable guy

    I would also recommend Gillian Dunne of DNG , no BS

    no such thing as a particular agent covering a specific area like Raheen or anywhere else , Limerick isnt big enough for that

    Ill be going along the same route as tou at some stage. However, i would prefer to give it to a smaller firm (who are good) than a firm that is too busy with new developments.

    i agree selling it privately will put a lot of people off.

    He valued a property for my father for a bank. Got it completely wrong. Did not know the area or the up to date interest in the area. Had to give the bank my own valuation and explain the reasoning. They accepted my valuation which was correct as bourne out by sales at the time. Was not impressed with his attitute when i asked to explain his valuation when he quipped he was the property expert not me! I would agree with others sell it yourself, especially in this market. No one knows your property better than yourself, and indeed its value. Its worth a try either way and will cost you little more than a daft add. Dont do multiple viewings. Take a whatsapp video of the house and area and text it to interested parties first. Just bought a house through a private sale and all went smoothly. Dealing with the actual owner and not the estate agent is refreshing as you have direct contact even after hours should you have any queries on progress etc.

    What was the difference in value? Valuers will put a value on a property and since the crash the likes of KBC required comparisons to be listed on the form - are you sure you just didnt agree with it?

    Bill Hanley avoid, very rude to deal with. Same with Geraldine Leddin Auctioneers, they seem to not have a lot of time to deal with you especially the Man in there.


    Michael Roberts or Rooneys is a good option in my opinion.

    We are talking about a valuation of x. Value would be x+20%. And there was also an additional value that he declared as 0 which anyone with a bit of cop on could have seen it was worth an additional 25%. What do you mean by i just agreed with it? Im a professional property investor, I dont just agree with estate agents..

    Re read my post and youll see i meant the opoosite of what you said. So youre one of these people who wants to buy something for as little as possible but wants inflated values on paper. No wonder the country went arseways.

    the market dictates the value of property. Id go on that before i bought a house off the likes of you.

    Exactly. The market dictates its value. An estate agent adds very little to the sale and has little influence on the final price. He might get lucky and there might be a bidding war but that is the same no matter who sells. You WOULD buy a house off me if the price and house was right. If someone is interested in a property the seller is really irrelevant. Be it private seller. big agent, one man agent. Same with Valuers they will give you an idea of the value but the only way to find the true 'value' is put it on the market. Something is only worth what someone else is willing to pay.

    At the end of the day you are in a very favourable position, its a sellers market you will probably sell your house within a few weeks of putting it on the market.

    Meet with a few auctioneers and make a decision yourself.

    I’ve sold 3 houses in the last 5 years.

    At one stage in 2016 I was dealing with one of the bigger auctioneers in Limerick who was doing sod all to sell my property and had missed appointments to show prospective buyers, i found out subsequently that they were trying to sell it to a buddy of theirs. I took the property off them.

    A friend recommended Hanly Donnelan.

    I’ve found them to be very effective.

    A big one to ask them is what they will do differently to every other auctioneer in the city. If they waffle about having a pool of potential buyers on file you can walk away. Potential buyers do not sit with one estate agent they actively search themselves. After that I'm not actually sure what any of them do differently to others. They all take a few pics of varying reality and quality. Put an ad on daft with generic blurb. Do a few viewings (or group viewings if they are really lazy) and accept offers. In reality they do not have the time or resources to vet bidders and it actually suits them if a few fake bids go in as it creates more interest. A 1.5% commission is really too paltry for any real interest in the final sale price. As they say in the business..keep closing sales not selling. Thats where the money is.
