    I think the average number for the last group that snagged was around 150, if I remember correctly someone posted it here. But I could be pulling that number out of the air too :) I'm up tomorrow morning, hopefully it won't be a huge number of snags.

    we are in 42-35, contacted to snag last Wednesday, snagged on Monday and were asked to post a physical copy of the report due to how long it was (90 snags but mostly minor things). No updates since.

    I'm in 42 - 35 and snagged on Tuesday but it was only a partial snag as the house wasn't cleaned, cabinet doors were not hung and all plastic still on windows (just some of the things that stopped us from completing). Spoke with Joe and we snagged what we could and have to go back once the house is cleaned. Pain in the arse, to be honest as I thought I would get it all done in one go.

    I'm surprised they did call you when house wasn't clean yet. It's just causing more problems than help and do not speed up anything.

    With this paste I will not expect snagging for my house earlier than August. I asked EA and they said for now they are snagging only for Dunlace house an they don't know when Kilshaning will be snagged.

    The last time I was talking to Joe was last Thursday. The update was laying paths at houses 14 to 21. Also was told they are on holidays from the 20th of July. Don't know if their planning on having anyone in before the holidays. If not you'll be looking at August before the terraced houses are released. Snagging done, but no completion letter was sent to the solicitor, so unless they called early for snagging.😪

    I was up on site this morning and got to speak with Joe. Asked him if he could give me a rough idea of how things were going. He said tarmac crew were booked in for the 10th July so that should see the road done then, any paving should be finished before that. He said they hoped to have the first lot of people in before they finish up on the 19th of July with the rest in by the end of August. Now, all this should be taken with a pinch (well maybe fistful) of salt as times given before did not match expectations. But that's the latest update I have for everyone.

    It's the 19th of July. The builder's holidays are from the 20th of July so that's the time he was saying the first lot would be in by.

    Last time I checked with EA by the end of May and they said for now they snag Dunluce type houses only and they don't have dates for Kilshaning type.

    No-one can go in until the road is ready. If they are tarmacing on the 10th it doesn't give people much time, drawing down, valuations etc. Unless they call earlier but how can they if the road is not done?...I would imagine the banks won't pay out till there is a road..Its all very up in the air...painful.

    Agree it’s a pain, feels like there is progress then we hit another roadblock (excuse the pun) ☹️ wishful thinking but maybe they can have the houses ready to go and give notice for drawdown just before the road is done and do it concurrently 🤞 fyi we were able to do our valuation already with aib no issues


    assume no one has heard back since their first snag? We submitted our report 2 weeks ago and nothing yet

    As far as I know, there is only one guy doing the snag for each house, so I don't expect it to be a quick process.

    Any one called for a second snag?


    would anyone know if the road works have progressed?


    I checked with the bank regarding valuation and they said that the roadwork, lighting etc needs to be complete before the valuation can be carried out. This would be followed by home insurance before a drawdown can be carried out.
