Exemptions with BOI

    Hello!

    Hope yer all well 😊

    Trying to get mortgage approval and Our broker has told us flat out that no, x4.5 exemption is not available to us as there are none left.

    However I contacted boi directly and they said there were.

    Now I’m hesitant to apply directly in case any issues come up, and apart from this the broker is good.

    Is there different rules for different branches maybe? As don’t know who to believe with all the conflicting information!

    You've got to assume your broker knows what they are at. If you don't why use one?

    Keep in mind that banks are not obliged to to do business with you and exemptions are not given out on a first come first served bases, just because BOI said they still have some available does not mean they'd be willing to entertain giving one to you.

    Your broker has expertise in obtaining mortgages for people so if he is saying that he can't get one for you, you should start be getting him to explain why he believes this to be the case before deciding on an alternative path.
