How do I sell 8 acers (3.5 ha) of forestry ?

    Hi

    My mother has approx 3.5 ha of land under forestry for the last 25 years or so and she wants to sell it as she is no longer getting a payment for it.

    We have talked to the local forestry agent who helped my parents plant it back in the day and he says is would be a hard sell because it's small.

    I'm not 100% sure about the species but I have a doc here with abbreviations like LP, SC, ALD, JL, ASH, SYC, SP, NS and SS on it under Species so I guess they refer to things like ash, sitka spruce etc.

    My mother would not know what the species are either.

    From what little research I have already done I don't think selling the timber alone would be feasible, so it would be a case of selling the whole forest as it is, land and all.

    Does that make sense ?

    So my question is, how should we go about trying to sell this ?

    Where are the best places to advertise it ?, local papers ?, Farmers Journals ?, online ?

    Are there an specific forestry publications or sites that it could be advertised in ?

    Greetings Father,

    Forests are Valuable to folk who understand their potential.

    There are a couple of estate agents who specialise in forestry sales, forestsales.ie is one of them.

    I believe a number of the forestry companies also get involved in buying and selling forests.

    I would suggest however that you leave yourselves in a very vulnerable position in any prospective sale if you remain ignorant of the detail and potential value of your mothers forest.

    A man who tells you it will be a hard sell is perhaps not the best agent to choose?

    A walk through the woods and a nice chat with a knowledgable individual or professional forester would greatly improve your knowledge in this regard, be a nice day out, and hopefully you will come away with some knowledge of the "desirable" aspects of your forest to attract customers.

    Small diverse pieces of forest like this do not come on the market often and are often attractive to folk who wish to use the forest for things other than timber production alone, or for conversion to continuous cover forestry.

    You would like to have good answers for questions like....

    Where is the forest located?

    How close to a road?

    what condition is the crop in?

    has it been thinned?

    what is the soil type?

    what are soil conditions and drainage like?

    Is there ash dieback or other notable diseasde present?

    etc

    I would have thought that would be a decent enough size of a forest. My first course would be to sell the trees, but keep the land and replant for future.
