I know the answers will be greatly varied and loads of dependencies.

in 2022 and going in to 2023, what is the rough ball park figure for building a house per square meter or yard? (east Galway, have a site)

what is generally cheaper to build, a 2 storey or bungalow

I know my questions have 100 variables and finish quality etc but just wondering really high level average figures.

have a read of above article might be of help. A local housing development due to start Where I live (66 mix of 3/4 bed house 1/2 bed apartments) is on hold was speaking with builder the other day he said materials to expensive.

Not aware of change in planning law so can’t help you there.

Thanks for that. After only making the decision a week ago to build and then spending the last few days teaching myself about all this and learning about all the costs and then the kind of hidden costs, I am seriously reconsidering the whole thing , A lot of hardship and money involved.
