    just wondering what is the going rate of selling a property these days, looking at selling in the west cork area, and 2% + VAT is what im getting quoted does this sound about right?

    yes i knew that, but does the 2% seem like to going rate for the estate agent ?


    Can you do a deal with solicitors for a fixed fee rather than a % of the sale price?

    We are selling a property, 1% is what auctioneer is charging.

    Most solicitors do fixed fees these days, if yours doesn't then find another one.

    i've often thought that getting too pernickety about the estate agent fees can be penny wise, pound foolish. you should go for the best estate agent you can find (to the extent that you can determine this) - if you're selling a house with an asking price of say half a million, the difference between 1% fees and 2% fees is €5k, but the difference between a good and bad estate agent in terms of achieved selling price could be multiples of this.
