Can you check if a property was previously rented out or registered?

The current Register contains the current tenancy, but the RTB specifically state it's not a historical list.

Is there a historical list?

Property is in a RPZ.

I am the landlord. I wanted to provide a letter of sorts to the LA to prove it hasn’t been rented before and was hoping a historic list of tenancies search function would have helped with that instead of a simple declaration.

So is there a list or a way to search ? I'm looking at a rental for a mate. The owner wants €2,000 a month which is normal for the locality. But a little bird told me that it was rented for cash at €800 a month for last eight years so landlord is ignoring the rent pressure zone.

No, I don’t believe so.

If it was rented for cash then there would be no registration or tenancy therefore nothing to substantiate the claims and no paper trail to back either story up.

In my case, it’s a first letting, so I could find nothing other than the current tenancy registration.

I have printed that and submitted it anyway as part of the HAP package as my tenant is in receipt of the payment. So hopefully that’s enough.

Yea I'm in that boat the only way to get fair market is leave it empty for years. And then I have to charge the full unfair market rate. This is the double edged sword the new rental rules have setup. Current tenants show themselves to be good tenants, you keep the rent low to keep and reward good tenants but when they move you can't set the rent back to market value so you are punished for been fair to the last tenant.

In your case you know 800 is way behind the times, unless the place is tiny. 2000 is nuts the you'd probably find the LL would be happy with 1600 but they would have get it close to market rate or they'll never catch up and if they don't do it now they might not be able to for 10 years.

At 800 they would be better off given it to the Red Cross for Ukrainians as the 800 would be tax free. So face facts your friend has no chance of getting it for 800.

€2K a month is the going rate here. It's 100 sq metre so not a small apartment. I get the impression the landlord may have not been up front with revenue. But I understand your comments about rewarding a good client with a lower rent etc. I used to do same before the PRTB came into force.

Do you know the previous tenant? Without confirmation from him/her, you really don’t have proof of either a tenancy, rent cost, payment method or tax evasion.
