rent a room relief (14,000euro tax free)

    Do you qualify for the rent a room relief if you have a log cabin shed (5metres by 5 metres) in the back of your property and rent it out?

    It’s not a room in your Principal Private Residence so no, you wouldn’t be sharing the same, kitchen, sitting room etc so it would be classed as a rental property

    No. If they have their own entrance, you are a landlord and must be registered with the PRTB. The rent a room scheme is when you rent a room in the house you live in yourself.

    Does your shed have the necessary planning permission to be used as a residence? If not, it's a moot question anyway, as you can't legally rent it out. Sheds built under the planning exemptions can't be lived in.

    I know a guy who does the opposite, avails of the 14K rent a room relief.

    Lives in a cabin in his own garden, built a connecting passageway to the back door.
