If a resident were to change the window colour within an estate house from white to brown when white is the standard colour - is this permitted without some kind of planning? thx

Assuming this is only one unit, it is something that normally wouldn't require planning permission, but may require other permissions.

    However:

    • Is the property a protected structure?
    • Is the property in a architectural protection zone?
    • Is the landlord permitting this?
    • Is it just repainting are are they new windows? New windows may need to comply with certain standards.
    • Are there any restrictive covenants in the title documents to the property? This would be more likely in a gated development or apartment development.

If it's a managed development it may be contrary to the documents you signed at purchase. Ours (mixed development of houses and apartments) says you can't alter the external appearance of the units without management company permission. Change of window frame colour would definitely qualify as a change of appearance.

It’s an estate four bed detached about thirty years old - not under a management company.

    What are your neighbours like?

Our road has white, brown and grey frames.

Also the design of the windows themselves (the opening parts) are different too.

They all would have started off the same.

It can make the house stand out, not in a good way, when you go against the majority.

However, you're the one paying the mortgage.

Yes you are fine, you don't need planning permission.

Knock yourself out. Our estate was built in 84. Originally had wooden windows with wooden rectangles, all have changed to something from Ali clad to pvc to aluminium and all different colours

Just be aware brown already looks dated and will continue to do so.
