How achievable is a B3 BER rating?

    Hello,

    We live in a 4 bed semi that was built in the late 90s. A BER assessment was done on the property in 2015 and the rating was D1. The BER report outlines improvements that can be made but it doesn’t quantify the impact that each improvement would have

    Since then we have carried out some upgrades such as replacing windows with A+ rating triple glazed windows, other external doors also with A rating, attic insulation, put in a stove to replace open fire and upgraded the boiler.

    We’re getting a BER assessment done in about a months time and I’m hoping that the rating will be B3 or higher so that we can avail of a green mortgage rate.

    If you have carried out similar upgrades to your property and you have experience with improving your BER rating, what do you think is the likelihood of ours improving to B3 level?

    What product of boiler was replaced, and what product was installed?

    Did you add any insulation to your attic?

    The replacement boiler is an Ideal Logic Heat Only boiler. I don’t have any of the specifics to hand but can root them out

    Yes we have insulated our attic with 200mm rolled fiberglass insulation, draft proofed trap door, insulated pipes & tanks etc.

    Was it just the attic you insulated? I’m not an expert but I think you might need more insulation/upgraded ventilation to get to B.
