Garden Room - Does exempted 25m2 include terrace with overhang?

    Have read different things, would love input on this.

    For a garden room where there is a roof overhang which covers a connected terrace/porch area - is terrace/porch area included in the 25m2 area limit in order to benefit from exemption from planning (if all other requirements are met)?

    Personally if dealing with anything open to query, I would submit a section 5 declaration application in advance. You will know for sure then.

    Was going to delete my comment as I found a fairly definitive ABP ruling which answers my question - it appears I cannot delete it - so linking the decision here in case it's of help to anyone else:


    ok it appears I can't post a link either - the ABP report no. is ABP RL.307272-20  and the verdict is 25m2 is internal footprint

    I feel you are misinterpreting that ABP ruling. Internal area is how all building areas are measured. That's standard everywhere. But that doesn't cover your question imo. You are basically can you build an exempt shed/garden room at 25sqm and also attached awning to an adjacent terrace.

    The 25m2 internal area is how the garden room is measured, the awning is an additional structure. Awnings are measured by their cover area as they have no internal are. The regs are clear that an awning counts towards the 25m2 limit.

    If the overhand is a normal ~300mm overhand, then it's an eaves and you don't need to measure it. If it's a purposely enlarged overhand to provide an additional covered area, it's an awning is is counted towards the 25m2

    Agreed. I couldn't see the connection between what the OP was querying and the ABP determination he linked to. 2 separate issues entirely.
