Reduction of CGT Liability with a Non-VAT Invoice

    Hi,

    I recently got a pre-purchase building survey done for a house. The surveyor gave me an invoice which says "This is not a VAT invoice". I insisted for a VAT invoice but the surveyor says he only works this way.

    When selling the house, will I be able to reduce my CGT liability with such an invoice? The surveyor says "yes" but I doubt it. Please guide.

    If the invoice has all the surveyors details, and is for the correct amount, then I don’t see an issue.

    Are you VAT registered? If not, then the VAT issue is irrelevant.

    Its just means the Surveyor is operating a very small business under vat threshold.

    He therefore has decided not to register for vat and if he does most of his work for private customers as opposed to business customers, there is a pricing advantage for him.

    It's still a completely legit invoice and can be claimed fully against expenses just there is not VAT added and no VAT to be returned to revenue.
