Hi, I've got a leaking chimney, the block work in the attic is stained and shows signs of damp. Has anybody got repairs done and covered under house insurance? Can anybody recommend a good chimney specialist. I'm kilkenny based. Should I contact a chimney specialists or contact insurance first? Any help much appreciated

Unlikely that it would be covered by your insurance as it sounds like a gradually operating cause ie its occurred over time as opposed to being a fortuitous event such as a storm.

Try your insurance if it's going to cost enough to warrant it. I had a corner in my bungalow where the gutters were leaking into the brickwork but due to a cabinet being there it wasn't noticed for god knows how long but they covered it. So worth a go if it is worth the claim.

I'd be very cautious about involving insurance if it's a maintenance issue

It's not unknown for them to cancel a policy after deeming that the property isn't being maintained properly
