Garden Shed including external walls 26 sqm

    Hi

    I live in SDCC area. I have built a garden shed for home office purpose checking with planning authority .A psychotic neighbour have complained to planning authority without checking whether it was exempted after the build was ready to occupy. Have received a warning letter regarding the same. I have tried to measure the outside of the walls. And it's coming slightly big i.e 26 sqm which is above 25 sqm. However internal floor area excluding walls measurement comes only 24 sqm. Would that be a problem if planning authority comes for measurements?will they allow any buffer of 1 sqm ?
