    There's plenty of money to be made here, it's not a bad investement if chosen well and set up correctly.

    It won't be easy, but it's not impossible.

    Maybe there’s no profit margin on the rental income, but you’re missing the point that once the mortgage is paid off you have an asset worth (for arguments sake) €500k, that only cost you €250k. So it’s still an incredible investment, just that people don’t realise that it’s not a case that you don’t pay a cent off your own money. And to be honest I think this lack of understanding is why rents are so high since small landlords don’t want to pay anything themselves towards servicing the mortgage loan

    Many amateur landlords don’t accept the math that your investment can be cashflow negative and still very profitable. If your mortgage is reducing by more than your subsidy, then you are making out like a bandit.

    TThere is a massive assumption you get to the end of 20-25 years. It all went well and that property prices will always go up and the varible mprtgage rate always remains low. You wont get tennant that wont holdover, let alone start squatters rights.

    Yes assumptions were made by me, but the point still stands that even if you purchase a property as an investment, you are going to put money into it, it’s not going to generate pure profit for the time you have it.
    That said you will ultimately end up with an asset worth a considerable amount more than you paid for it.

    Or put it another way, if you can’t afford the 20+ years of investment to realise the profit at the end of it maybe don’t buy an investment property
