voluntary first registration of title

    I've been told (not by a lawyer) that voluntary first registration of land title takes much longer and inquiries are more detailed than when first registration takes place as part of a sale of a property, is this true?

    First registration can be achieved in 2 ways. There is the Form 1 procedure and the Form 3 procedure where a solicitor certifies title following a sale.

    The Form 1 procedure takes longer because the Land Registry examine the title themselves.
    the Form 3 procedure is quicker because a solicitor buying a property will be ensuring the purchaser gets a good title and her professional indemnity insurance is available if they get it wrong.

    Some voluntary first registrations have been found to be scams where people try and get titles registered to themselves which they are not entitled to.
