Have permission but cannot get it in writing to wrap front of house?Anyone help please

Have permission but not in writing to wrap front of house via sesystems.Back and front are fully done now but contractor's need councilors sign off in writing to do the front,which im having trouble getting,because it may look different to other houses on estate even though there are other houses already done.This makes no sense.House is fully owned for 40 years now....All councilor's say no problem in person but for some reason will not do it in writing

I can paint the house pink tomorrow if if i wish so this makes no sense to me

Anyone in the same situation or can offer advice?

Councillors have nothing to do with planning permission so are definitely not going to give you anything in writing.

It would be the planning department in the council itself you need to contact, not Councillors.

ITS NOT WITHIN THE COUNCILLORS REMIT TO APPROVE THE EWI ON THE FRONT.

is a planning dept decision as to

1: does it require planning

2: will they grant it

EWI does not require Planning Permission. Someone is giving you silly information.

A “councillors says so” isn’t worth the paper it’s written on.

Whether you need permission is debatable. But you definitely do not currently have permission.

Sorry but that doesn't make any sense. Have you made an application for a Section 5 declaration or has someone (you, an agent, a councillor) wrote to the planners asking if permission is required? Normally your proposal would be exempt.

If the council says it does, could you prove that it doesn’t? If not, then their say so goes.

To be clear, I agree it should be. But statute is not clear.

If it's not a protected structure or in an area of conservation / outstanding natural beauty and all that jazz you won't need PP.

I have not got a Section 5 declaration and this was my next move…I'm i naive enough to think this will get it sorted?Im going around in circles with all this sesytems want to wrap the front externally,surveyer says its upto me to go get planning permission to do so…I have zero experience with this type of thing

Usually not. But in order to be exempt for planning, there needs to be an exemption that applies. There is no general exemption for external insulation. So you are relying on the exemption for "not materially affect the external appearance". Which will cover most instances, but not all instances of EWI. If contractors are wary, they were be a reason for that. A section 5 declares gives the OP some solid in writing.

@dannyo666 what is the current finish of the front of the house. Brick, rendered, dashed, etc. Semi-D, terrace etc?

There is no general exemption for EWI.

And rendering over brick will materially affect to appear to not be consistent with neighbours, not exempt under that clause.

Speak to the planners. They might pass it off with a section 5. But by the letter this needs planning permission

Ok but how are other houses the exact same a row over have no problams?Same exact build…we share the same address estate name etc…Its the original surveyor of house that want this PP-He didn't say it could not be done,he just said id need planning permission

I never said it could not be done. I simply pointed out the planning requirements. You said in the OP you have permission, you don't unless you have a planning grant or a section 5 in your hand

When i posted that i was under the impression that i had permission from local councilor(which the lads in the thread said was worthless)…..Im pretty sure a section 5 is even no good after gong to county hall yesterday

I dont know who is telling you all these stories. First you thought you had planning permission from a councillor and now you say that a section 5 is no good. You obviously dont understand the planning system and getting confused with the various terminology which is fine. But you should consult a local professional if you are completely lost in all of this.

My no good I assume they've been advise that a section 5 application is unlikely to be granted as no applicable exemption exists. If granted, it would of course be good.

Yes this exactly sorry for any terminology mistake's…Ive been given a number of somebody who deals with my area in cork council by the council themselves but id be very surprised if anything came off it
