1 bed apartment in South Dublin- Carrickmines

Hi guys,

Is it worth buying a 1 bed apartment in south Dublin as a single person? How is Carrickmines area and will the houses/apartment see any appreciation in the near future?

Which part of Carrickmines? up by the Glenamuck road has plenty of development but relatively poor public transport right now (may improve as the new roads go in). From a safety perspective, it's about as safe as a suburban area of a city gets.

No one knows on appreciation, supply of properties to buy is very low right now but rents have been softening.

Its Glenamuch road. It gets too heavy on traffic i agree.

I, it’s never worth buying a 1 bed. Get a 2 bed. You can rent out the second or use it as a home office, etc

PT is poor but if you have a car you are grand.

Nice area, close to motorway, parks, Dublin mountains/ Wicklow and with plenty of shops/facilities close by.

The new road will improve the traffic situation but it will also open up a lot of land for development so I'm not sure you'll see any substantial appreciation in property values in the near to mid term. Public transport will improve when Bus Connects arrives, and the Luas isn't too far off. Carrickmines retail park is due to expand so more facilities will be available in due course.

And it's this misguided thinking that means you can get good value when buying.

The requirement for one bed apartments will keep on growing as you have more and more singles in the market.

Value not as good as it was 2/3 years ago as it then started to catch up on relative value to 2 beds, but still behind and still can represent a good buy

Look at the size rather than the number of beds.

55 sqm+ would be ideal for one bed.
