cost of building extension

    Anybody have a rough guestimate on how much it would cost to build a two storey extension at the side of a bogstandard suburban semi-d? Just a rough guess will do.

    Thinking it would be cheaper (stamp duty ) to sell 3bed semi and buy another with extension space and build than buy a four bed. From what I can see, trading up to a four bed would just give an extra box room for an extra cost of 60-70k.
