I have just bought a 1970's three bed seme. It is in need of modernisation mainly due to neglect.

I'm changing old oil central heating to gas, but installing underfloor heating in kitchen and bathroom. I'm going to get the bathroom updated, I was going to buy my own suite or would I be better to get a plumber to?

I also have been advised to get re-wiring done as the rooms need more electricity points, telephone and tv.

I would be really grateful if someone could give me a ballpark for these, as I'm pretty clueless about this.

    Thanks

    S
