    Quicky question: What is the difference between a licence and a lease when renting a property? Have licences got less of a legal status? Thanks :)

    Licences have less status, generally with much shorter notice than a lease.

    There was a case last year against CIÉ where it suggested that a licence can legally become a lease. That a licence should be more than just the provision of floor space. I think the case centred around a one-year licence for a shop unit where CIÉ were meant to also provide electricity, cleaning and other services, but didn't. The licence was designed to fit just under the limit included in legislation, but because it acted as a lease not a licence, which had different rules the tenant gained statutory rights.

    Best to go through it thoroughly and query anything you don't understand with a solicitor
