Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Property Pre Purchase Inspection

    Can anyone recommend a structural engineer to do a pre purchase inspection in the city. My preferred engineer is unfortunately not currently available.

    Around €400 for a standard sized dwelling (3 Bed Semi D.).

    I paid 700 for mine from a gentleman called John Garrett in Patrickswell. We bought a three-bed semi built-in 1960 with an extension built-in 1987. He spent 7 hours on-site and was meticulous. He allowed me to stay onsite for the duration, pointing out things as he went so the report would make sense. He is disliked by sellers and EAs as he tanks a load of deals because he spots things others won't. A gentleman.


    When you are spending the guts of a quarter of a million, a few extra quid to save you a poor decision is nothing.

    It's a high fee. I bought a three bed terraced house two years ago and paid four hundred for the survey. I didn't want to get it done particularly but my solicitor persuaded me to. There was little in the report that I could not have ascertained with my own eyes. I felt it was money wasted. There you go.
