    The tenant broke the lease anytime they took in a person without request and agreement with the landlord. The rights and obligations are not one way

    Thats fair enough, I agree that both parties to a contract should stick to the terms.

    The OP said they and other housemates moved in over a year ago, signed nothing and had no contact with the landlord until the notice to quit. Maybe there was an existing tenant who took in lodgers or maybe not but it looks like the landlord knew there was a group of housemates. If they are lodgers they can leave anytime and only the registered tenant is liable for the rent.

    If it was a verbal contract and the landlord registered all the housemates then they are liable for the full rent until they leave. If nobody was registered what can a landlord do?

    Also, it may be that the landlord is giving the housemates enough time to find a new rental but if they are only there a year and the required notice is 120 days, can a landlord impose that longer notice period of 6 months mentioned in the OP?

    Go seek meditation in the RTB. You don't have to be registered as a tenant to go to the RTB. If the landlord claims you are licensee not tenants he will have to prove it.

    You need to find out who the main tenant is. Whose details the Landlord has.

    It's not unusual that the tenant left long ago and you are all could be actually sub letting.

    Who is named on the termination. Check with the RTB if the termination is valid. It might not be.
