Opinions on the roof

We are getting some rennovations done on the garage, including a new roof. We noticed last week there was a sag along the ridge line. The builder assured us this was normal and he would wait until the ridge caps were up before jacking the roof and straightening the whole thing. I got home from work today and to me it looks like the caps are straight but the sag is still there. Looks like the ridge caps were just packed with mortar to raise them up in the centre. The builder told me it is absolutely perfect and structurally sound etc. My concern is could the roof be compromised? Is the slight sag a major concern or at this stage is it just unslightly to the trained eye? Appreciate any advice. Thanks in advance

Hi OW2022

Please give photos of where the rafters bear down on the wallplate on top of the the front wall, and a photo of the back wall at the wallplate.

Also a photo showing the complete roof structure spanning between the 2 walls from wallplates to ridge. Similar to the third photo above except including the 2 wallplates.

What is the span of the roof from front wallplate to back wallplate?

Something odd about that roof construction. Looks as though the sagging is between the 2 velux windows and the second photo shows vertical timbers from the ridge to below the collar ties at that point. I wonder why they are there. As above a few more photos would help.

Is it the sag the same from the other side?

Hi all,

I appreciate the comments and replies. I had an engineer on site this morning who made some recommendations and the builder has agreed to these. I will leave it at that and move on. Thanks again

Something odd around the roof lights.

I hate when they are not doubled up on the rafters. In your case it appears the pitch of the roof is quite low.

Celtic tiger stuff right there. As mentioned by another poster the rafters need doubling at the velux windows. If that builder can’t get the basics right it’s Lego he should be building.

Christ that's terrible work, and is that an osb facia, I'd expect that to be taken off and replaced with something more substantial

My advice would have been to get a Civil Engineer to design remedial works to the roof.

It is one of the worst timber cut roofs I have ever seen.

Is the builder Delboy Trotter of Trotters Independent Trading Company Peckham, Paris and London.

As a number of replies commented on the lack of trimmer rafters for the Velux rooflights opes. Even the Crows are aware that when you trim a rafter to fit a Velux, the rafters on both sides of the Velux Must be doubled up to form Trimmer Rafters.

Top marks for the builder for doubling up to form a Trimming at the top of the Velux to carry the Trimmed Rafter. Builder is probably gone to the Builders Providers to buy Skyhooks.

I put up the post because I didn't think I had a chance of a professional opinion so quickly. I don't want to detail what was suggested because I may mis quote the engineer. The important thing is the builder agreed to the changes and the engineer will be back to check again. I take on board it won't win any awards but I also accept it is a multi purpose shed that was a dumping ground before this.

Pitch not suitable fot heavy tiles, the weight on ridge instead of on walls.
