    You'll have to attend the solicitors a couple of times to sign paperwork so it's handy to have them near to where you live/work. Both solicitors on both sides of our purchase were in different counties to the property being sold; didn't make a difference.

    I found my own surveyor, someone who was highly recommended locally. Our mortgage is with BOI and we had to get the valuation done ourselves - the bank don't do it for you. They give you a list of recommended valuers (local estate agents usually) to hire to carry it out and you then decide who to hire. The valuer then goes and does a valuation and gives the report to you, which you then have to upload to the bank's portal.

    Regarding solicitors go on recommendation it doesn't really matter where they're based as it's likely you'll only have to go in at most twice. Try get some feedback from people who have used them before committing to anything, ask solicitors lots of questions, make your expectations very clear.

    We used one in good faith from previous dealings and they were an absolute nightmare.

    Yeah i have a list of some questions and been asking people who have purchased recently about theirs most have been positive also

    Here are some of the questions i plan on asking,

    How much do you charge for standard conveyancing?

    Do you handle all your conveyancing in house or go to a third party/conveyancing firm? and if so who?

    What does the fee include and not include?

    Will there be any extra fees for administration costs, such as postage?

    Could the fee change and if so, why?

    Will you let us know in advance if something will cost extra?

    What is the maximum we can expect to pay?

    How long should the process take?

    How will you update us and how often?

    What information do you require from us and how often would visiting your office be required during the process all things going straight forward?

    Yes BOI. I can only speak from my experiences so far but they are disaster to deal with. Strongly considering starting a new application with another bank.

    We're the same - we considered another application but I think we are too far down the funnel now to turn back. We are just waiting for release of funds and have done everything else... even though it has taken 4 long months. The experience has been terrible. We are BOI customers for 30 years, multiple accounts with them, never borrowed money off them before. Thinking of switching all accounts once this is done.

    My solicitor was near where I lived at the time, as you have to go over there to get things signed. Other than that, it doesn't matter really, everything was smooth even though Solicitor was 100km from the house I wanted to purchase.

    Thanks for the update! We were told we had a €7,000 shortfall - not possible as the hubster is a massive fan of an excel sheet :-D We were also asked to prove really absurd things about money going from one BOI account to another. Did not make sense at the time but now..... Hope you get the funds soon!

    we got our keys last Thursday. The long wait from paying out deposit last November on our new build is finally over. It's such a relief to finally have it sorted as we were really touch and go the last week. Got our mortgage drawn down the day before our loan offer was due to expire.

    Now the journey begins of getting it all kitted out. another few weeks til we can fully and comfortably move in, but sure we've years ahead of us to get it right the way we want it :)

    Never even met my solicitor - everything was done by post and e-mail. Never had to worry about the solicitor end of things when buying by going with a friend's recommendation based on their efficiency and ability to pick up the phone or e-mail once they had any news.

    Survey depends on how thorough you want to be. While thorough is good just bear in mind that it can result in the bank holding back funds unless you can prove you can pay for any issues raised by the surveryor.

    Valuation depends on who you are getting your mortgage with. Bank of Ireland have an approved list of valuers and you contact the valuer yourself. I think most other banks arrange valuations directly.

    Here is our current timeline as FTB on 2nd hand property

    - 4 October: Sale agreed

    - 5 October: Booking deposit paid

    -7 October: Our solicitor received contracts. He is great and literally respond to any questions within one hour

    -7 October: Mortgage broker applied for loan offer. He is even better than solicitor. He responds to our questions within max 10 mins.

    -11 October: Mortgage broker arranged valuer and valuation done

    -12 October : Surveyor completed inspection.We're currently waiting report.

    -13 October: BOI requested proof of booking deposit through our mortgage broker to proceed with loan offer. Gettiny AIP took one week last summer. Not sure how long it will take to get loan offer.

    -13 October: Solicitor said contract is pretty straightforward and don't see a major issue to slow down the process.

    I'll keep editing timeline when there is an update.

    The school we are planning to transfer our kid gave us only 4 weeks. Otherwise they give our spot to someone else.This is very tight considered there are still a lot of things to do What do you suggest all? How can we secure school while working on house things?

    .....more progress this week, power and heat has been reinstated to the property,.....banks valuation due tomorrow,survey was carried out last week so Im guessing all came back fine!!

    Thanks for sharing your timeline. In regards to the school, I would ask for an estimated timeline from the broker/bank. Screenshot this and send it in an email to the school principal / school office. Be completely transparent about your situation and that you are still keen to have your children in the school.

    The school might be doing this to avoid parents trying to fill spaces in many schools.

    Is it possible to get the kids started in the new school before you move? All depends on how far you are moving of course but even an abnormally long commute might be worth it for a couple of weeks to keep their spots in the school if they won't extend the deadline.

    But could be a risk if sale falls through as can happen, I'd never count it as sold until you have the keys in hand.

    Thanks for sharing this and best of luck with the house! Sounds like yours and sellers solicitors are on the ball I've been sale agreed since mid September and still no sign of contracts! Hoping that it build momentum as they're received

    May 10th - Engaged broker/Submitted documents

    July 11th - AIP received (Finance Ireland)

    July 20th - Sale Agreed and booking deposit transferred

    August 25th - Valuation complete

    Sept 20th - Final documentation submitted to Finance Ireland

    4 Oct ... Finance Ireland mega-rate increase :(

    Oct 13th ... Pre-Offer phonecall complete, loan pack to be issued next 3-5 days (allegedly... they are just so slow to do ANYTHING).

    Next week (pending) ... Transfer deposit and sign contracts


    I said laughing in the summer if we were in by Christmas that we'd be doing well... that was a joke at the time but now seems realistic.

    Anyway... I'm glad to have gotten this far as approval in any capacity wasn't certain (small business owner... 2 years of on and off covid restriction closures etc). We really have no option but to buy somewhere ASAP and this is our dream house (5mins walk to work for us both, B2 BER, new build). It seems like that will really happen now (touch wood) after what feels like an eternity of uncertainty and despite getting royally f*cked by the rate increase this month.

    We do have other applications pending with different lenders but unsure as to whether or not they will approve us for what we need (or withing a workable timeline) as I am self-employed. I really just want to get this all over with now, uninstall DAFT and never speak to an estate agent ever again!

    I'll update this if we ever get the keys

    If you got burnt in the last bubble, why are you looking to get burnt again? Interest rates are rising which means prices are only going one way. If you can I would hold out and see, that's only if you can. House prices are falling worldwide, dont think Ireland is an exception....

    Ah COH! So happy the light is getting bigger at the end of the tunnel for you. Giving me a wee glimmer of hope with Finance Ireland as our journeys are very similar. I am hoping now that we will be paying premium money we will get a quicker service :-D I never want to deal with any other financial institutes ever again after this.

    Looking forward to hearing that you have picked up your keys!

    Deed of confirmation query

    We received a gift from the folks towards the deposit. We had the lenders declaration filled out and signed by solicitors last week. Now our solicitor wants them to fill out another one (provided by him), but signed by an independant person.

    Has anybody else had to get their folks to fill out two? Seems a bit of a pointless exercise since there is already one completed by solicitors.... What do you think?

    I got one signed by a different solicitor, it's pretty standard.


    First one is more "I will have this money"

    Second one is more "I confirm they have this money"

    Thanks Giblet, does this mean you filled out 3 in total?

    We did the initial one at the beginning, then the one from lender to prepare for loan pack and now the solicitor came with the other one.

    I'm about to drawdown myself. I agree completely. Absolutely nightmare to deal with. They lost documents, wouldn't respond for days, wouldn't send the pack to my solicitor for ages. Does anyone know how long it takes for BOi to release funds once everything is in??

    We're still waiting on our funds to be released. Closing date was today but we've missed it due to BOI not releasing funds yet. My solicitor sent the loan pack back to them 9 days ago.

    Suggest going to your local branch and talking to the manager or mortgage specialist. I did that yesterday and they are on the case for me now, hopefully. They have promised to get it done and put the pressure on the Mortgages Team. You can complain to the Financial Ombudsman also - something we are considering doing.

    I am the same went sale agreed in mid august still no contracts. Seems the sellers did absolutely no prep while the house was on the market and only started gathering required documents etc after the house went sale agreed. The waiting game is annoying at this point hoping to have contracts in the next 1-2 weeks

    Went to university with my solicitor. Haven’t seen her since about 2007. Now im wondering why she made me get a taxi across the City as contract had to be signed in (wait for it) ink. Was she pulling the p1ss?

    The only thing that annoyed me when completing when casually told ‘oh we don’t have the balancing figure for the mortgage’ even though closing day had been set in stone for weeks. And how to resolve it’ oh we will send over €1500 hopefully that will cover it.
