New build and Mortgage

    HI,


    In relation to a mortgage for a new build

    When you get a mortgage, are you simply getting it for the cost of building the actual house?

    Or are the following costs also normally included:

    • architects/Structural engineer
    • quantity surveyor
    • planning permission costs
    • water and esb connection costs
    • garden and landscaping costs
    • solicitor fees
    • stamp duty/site valuation/BER costs

    Is this a one-off house or in an estate? I presume one-off based on you mentioning planning permission and water/ESB connections?

    I went through this recently in a new estate. In my case the mortgage is just for the house price alone. Solicitors fees and stamp duty were out of our own pockets. I was lucky that I had a family member who worked as surveyor so he did that for me.
