Suckler Shed -Farm

Pat and his friend fitted the gates and barriers all by themselves saving €30K, you must have paid someone to fit your gates and barriers, that was a big mistake.

Have them on gates in a beef shed here since 2017. The shed is 25 foot wide so there’s a centre pillar and 2 gates across each pen with the gates having that hanger system at both ends so the gates can be opened from either side.

It’s very handy for sorting cattle on your own as you can open the gates from either end depending on where the animals you want from the pen are.

They’re a super job and one item I’ve recommended to anyone I know that has done a shed since.

I’d be fattening cattle up to 700kgs in these pens and there’s no strain on any gate anywhere after 6 winters now. If your friends gates are strained he must not have got the proper heavy duty 5 bar gates for the job as no animal will strain those.

EDIT: not 100% accurate, but should give a bit of guidance.

In 2021, construction inflation was at 7.0% in the first half of last year and 6.0% in the second half of the year.

In 2022, construction inflation was at 7.5% in the first half of last year and 4% in the second half of the year.

I believe the the rate of construction inflation is easing off but still rising this year.

Taking that shed at €35,000 inc VAT (which seems very cheap for grant spec). Price was for early/mid 2021, so assume it came from Dec 2020):

€35,000 * 1.07 = 37,450 (Jul 2021)

€37,450 * 0.16 = 39,697 (Dec 2021)

€39,679 * 1.075 = 42,674 (Jul 2022)

€42,674 * 1.04 = €44,381 (Dec 2022)

Divide that by the 4 bays and you're looking at €11,000 per bay to build. I think that is far too low.

Then there is this one in Galway, not grant spec, but cost €30,000 in May 2020. 3 bays, but no lie back.

Adjust for inflation it would be approx €43,000 now. However this man made gates and barriers himself. Works out at €15,000 per bay, but you'd need someone to make your gates and probably more tasks too. So as a comparison to the one above you can see that something is amiss between them.

This seems a bit more realistic. However, note that he hung gates himself and some digger work, although not digging out the tank. You plan to tender it all out.

€77,000 exc VAT.

77,000 * 1.075 = €82,775 (Jun 2022)

82,775 * 1.04 = €86,086 (Dec 2022)

Divide that by the 4 bays and you're looking at €21,521 per bay to build. As you will be doing none of the work you should look at approx €25,000 per bay. So, a 3 bay slatted shed with lie-back will be in or around €75,000.

Note this article said that this shed was grant spec and the owner got 60% on TAMS and therefore it cost him €33,000.

Another one - 4 bays:

€69,000 - probably a 2020 build.

So, approx €87,500 when adjust for inflation. Grant spec. Not sure if that price includes the midden. That's around €30,000 per bay.

I'd say you'll be looking at between €25k and €30k per bay for grant spec with lie-back. Would others agree?

Another question now though - say €30k per bay so €75k for your 3 bays all in.

Will you get 40% on the full price or will the TAMS spec prices reduce it so that they might only cost it for €65k for example so you'll only get 40% of that?
