Management company for Irish new house

Hello all,

I'm thinking of buying a new house in Ireland and I have looked at two estates which are located close to each other in the same area.

However, one estate has a management company overseeing the houses, while the other one doesn't (they only oversee their apartments, not houses).

The agent told me that once all the houses are sold and meet the planning rules and regulations, the local county council will take over it for managing common areas, etc.

Is this normal? Also, what would be the worst case if the county council will not take it over?

There's an open thread about the council not taking a development in charge, many of the problems highlighted there.

Does it have to be a new build. Much more transparency and certainty with second hand?

That's my post above. If you want advise from me, make sure the estate is in good nick if it's staying private. Management fees are okay but any problems and you're in trouble. Our road is coming up. I think once everyone is settled vote early to get the estate taken over by the council. All they will do is maintain the paths, lights and road. It's not a big deal and worth it in the long run. The council are refusing to take over our estate.

The house I'm considering is newly built (2023) in a relatively large estate with some social housing and cost rentals, does it mean that the likelihood for the Co Co to take over is higher or it's irrelevant? Will it take 4 years to make it happen?

I would say higher. Also with social housing and renters there's not a hope they will pay the management fees. It seems odd for such a large development. Usually private estates are very small developments in the country with between 4-8 large houses.

Nonsense.

With social housing the council or AHB pays the management fees - and the number of votes that it has at management company meetings = the number of properties it owns.

With private sector rentals, the landlord, not the tenant, I'd liable for the management fees.

When the management company is set up, you could "potentially" run into issues with the renters and social housing.

Landlords and Approved Housing Bodies are less likely to put their hands in their pockets for things that may pop up at short notice. Both parties may cause delays and @Mrs OBumble has offered their opinion above on this but I disagree with them.

A couple in our estate moved away for a year and are renting their house. Our MD said no one has paid the mgt fee from that house for over a year. It hurts us all in the pocket and just happens sometimes.

Can you tell me a little bit more about the estate you are looking at? I can't find your original post.
