Shed in the garden

Hello everyone my neighbour is in the middle of construction new shed(number 2 on picture) I am just little worry if his new shed is not to close of my sunroom (number 1 on picture)the distance beetwen my sunroom and his shed is 100 cm .I found information that should be at least 200cm .I just want find if his action are complying with planning regulations.Hope someone can clarify this to me.Thank You in advance

what information have you found which says it should be 200mm??

as long as:

1 no part of his property oversails yours (the boundary being the centerline of the boundary wall)

2 the total area of all of his sheds doesn't exceed 25 sq m (assuming he has no planning permission for teh new shed)

3 he has retained at least 25 sq m of rear garden space, and;

4 the construction of the shed complies with the requirements of class 3 exemption of the planning regulations

then they should be ok

Boundary regulations

The law in Ireland stipulates that a structure built on a boundary must be at least 2 meters away from the neighboring property. If you want to build a shed that is closer than 2 meters to your neighbor's fence, you'll need to get their permission.

There's no law that states the 2 metre separation that I'm aware of. The info given by sydthebeat is correct. I would also like to know where you found this.

believe it or not, but a neighbour can actually remove / augment your boundary without your permission under land conveyancing law.

Well I bought this property with all existing buildings,my shed is on the back wall that's why I thought that his shed should go landscape as mine .If everything looks good then there is no problem for me .

the one big issue that i can see is whether the area of this new shed, plus the existing one, equates to more than 25 sq m.

if so, then the question would be if you wanted to bring it further and notify your local planning authority

well, its incorrect.

just as an aside, for your own information, you seems to have two sheds as well.

if neither has planning permission, it might be worth measuring them (outside walls) and seeing what the total area is

Even if You are right and my 2 sheds are over 25 sq m,they were built in 2005 so Is well over 7 years rule.

The rule effectively states that local authorities may not serve enforcement notices for an unauthorised development after seven years since the commencement of the development.

That is true but you still don't have planning permission for them. That will be an issue should you ever make a planning application in the future or go to sell.

Well the shed or sheds must be less than 25 m2 so ... or maybe it wasn't picked up on by whoever did a survey.

I definitely wouldn't presume that. They wouldn't have checked unless it would have held up the purchase.

You don't have planning for the sheds, so you would need to apply for retention to make everything legit. Probably no rush to do anything unless you're looking to extend of build something extra yourself.

You can build right up to the boundary. It cannot hang over the boundary, including the roof.

If two adjacent buildings are built on the boundary. Then there wouldn't be access room to render the walls. No different abutting buildings in an urban context.
Not sure what the concern with corrugating, there will always be roof access.
