Investing in agricultural land

I have €10k to invest and came across some agricultural land for sale. What should I be considering if investing in agricultural land? I will likely buy it just to invest and see if I can sell on in 10 years.

I understand I’ll be subject to 7.5% stamp, solicitor fees, land registry fees, but €3k should cover it all which is not too bad in the grand scheme of things.

Do I need to be aware of anything else? Responsibilities of yearly fees? Assume I can rent the land to other farmers as it says it’s currently under pasture?
