Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Getting asked to choose kitchen color by the developer ! Seems like there has been some amount of progress ! From experience does anyone have any idea if a target of end of November is actually realistic and achievable ? How long did yours took after such a stage if you are in or expecting to be in soon ?

    What area is your house in?

    My area is next after Lions Gate and they’re in the middle of second fix plumbing. They’ve said it’ll be a few weeks yet until snagging.

    Would love to hear from the Lions Gate crew how they are getting on with snagging, if there were many items on the snag list etc.

    we got asked to choose kitchen colour in January 22 with a august 22 completion but we didn’t get keys until March 23 .

    they do this ALL the time . Lie so to keep you happy

    We were late to the party and only paid our deposit at the start of 2023 when the kitchen colour had already been chosen.... But to put it in perspective, the kitchen was due for installation in our house at the start of March and we still haven't got snagging yet so there's more chance of them giving us all €100k refunds than that happening 😂

    I'm going to be in Lions Gate and still haven't been notified about snagging as yet. Seemingly it's around 8 weeks from snagging starts to keys so we would all be lucky to get into Lions Gate by November

    I’m at Park lane. Jan 22 to Mar 23 is one heck of a timeline! Based on this I reckon March 24 would be more realistic so !

    Yeah I don’t see park lane been complete anytime soon . Lions gate is to snag next and then it seem like the forge is next then park lane . So tbh it’s taking about 4 months between stages so I say you would likely be another 8 months for you . From deposit to completion it was 25 months for me

    I haven't been back in a few weeks now but the houses looked pretty much there the last time I visited. When I contacted Hume two weeks ago they said they were painting the properties so it would be around two weeks until I would get the call to say it was ready for snagging so this should theoretically be the last thing they need to do.

    The worry I have is that the stories from the group and others previously is that there is one guy going around fixing the snag list and in the past houses have had over 150 snags, so if our 12 house phase has a similar amount there is going to be some amount of work for one man to do...

    Yeah you’re right it is one man and he take 1-2 weeks per house . They also let people snag wayyyy to early and then it’s all backed up . We were 8 weeks waiting for snag to be done . And even when it was finished there was so many little things not done that we just let it slide, but I think he knows that and just does the big jobs . Also when we got the keys we were told the house was deep cleaned , it wasn’t at all , it was so dusty and took us days to get clean . Just be aware .

    I guess @Lynnie85 is the only house that got called in Lions Gate for snagging so they are going one by one (which god damn slow)

    Surely one man can't fix all the issues? Plumber fix plumbing, carpenter fix wood etc?

    I'm up there almost every day as I only live around the corner and I've no patience, love to see the progress 😁

    Lions gate looks done from the outside, two cars parked there today and I saw a workman going into one of the houses on the right side. If anyone wants photos of certain areas let me know.

    Can anyone give a idea of the types of big things that were part of the snag?

    Lucky you! I am in Dublin, I need to drive up to check at some point too!

    mmm if those parked car seem to be related to someone who moved recently it's promising but also could be owned by the workers!

    Please if you can take some shots of the area and houses so we can assess generally how close to the end is! if you are able to enter one of the houses 😂 that would be brilliant, you can send shots from the inside too hahahah!

    Quick visit today.


    Lions Gate still has a gate on it so no one moved in yet. Few cars parked there today think the workers might be leaving them there.


    Can't see up park lane, but all the larger houses leading up to it are up are at the 'blue' stage.

    Still no contact from Hume about snagging for me unfortunately and we are off on our holidays tomorrow so will have to manage any requests with a 6 hour time difference!

    Hello! New here! I know someone who got their keys today for Lions gate. I'm waiting to be called for a snag as well in same area. Still nothing. It's frustrating to wait but at least now i know there are still a few in lions gate not called. I thought we were the only one not called for a snag.

    Got some proper photos tonight. Hope no one's minds me sneaking into the gardens!

    For lions gate, 74 and below is cleaned 75-78 not cleaned.

    The finish is really lovely, worth the wait.

    There seem a couple of things to be done for 75 and 78 (looks like 4 weeks more in there). 74 is the only one seem to be done.

    Usually side gates are not done - this is not a big deal.

    Waiting to get call back for second snag.. hopefully all done.

    The house was so dirty and no keys for back doors etc.

    Hi Folks,

    It's me again 🤣

    Has anyone considered installing a water softener into their house? If so, what did/are you going for?

    For those of you not in the know, Laois has terrible lime water. While this is fine to drink, it's not good in the long run for your pipes etc. And while I know nothing about Air to Water heating systems, I imagine it has a long term effect on this too.

    If anyone's installed something or planning to, or if anyone's in the know in general, do share your knowledge please 😄

    the houses have water softeners already built in . The only place it’s not in the kitchen . There is a unit under the stairs that u add salt to .

    Yeah the air to water system we have doesn’t need solar panels. We have hot water 24/7 . It’s amazing

    Yes but there’s a fan on back of the house that takes the air from outside and turns it to hot water and heats the house also . It’s all run on electricity, very cheap . So you only have one bill for the house . Our bills are generally between €150-€200 for 2 months

    May i ask what's the water temp and room temp that you set your heating on to get that bill? I heard it depends on your settings.

    We moved in April so we have house set at 18Degrees .

    the heating hasn’t kicked in yet as the house has been quiet warm ,

    We use a lot of water, and never ran out

    No gas boiler. Air to water heating system runs on electricity.

    I got called for snagging in Lions Gate so that was completed Monday, however I believe there are still three or four houses haven't been called yet. Still moving at a snails pace....

    We were all told that they were painting the interiors and that's what was delaying snagging. But in the snag report it suggests a full repaint of the interior of is so bad 😅 can't even make it up.

    Only the 120 snags though.....

    Hello, I have viewing in the coming days for the Bungalow, from the photos above it appears that kitchen is not fitted with appliances, rght?


    Another question, is there still delaying issues for the new properties? we were told that the current listing to be delivered in the second quarter of 2024.

    Kitchen has no appliance is correct. The upstairs bathrooms do come with full fittings and flooring but downstairs is left u floored.

    Delays are an absolute certainty with the developer. If you read the comments on this thread some people have only gotten keys over a year after the initial completion date.

    If you need the house to be ready by a certain date you need to avoid because they 100% will not have it ready on time.

    I'm First time buying, so execuse me for lack of knowledge, how much should I consider for the appliances in average?

    You're grand, we were all in the same boat and I think we all took their word for granted.

    What I would say is this - We viewed the Showhouse at the start of the year and John then took us outside and pointed to the house we would be placing a deposit on. It had a roof, windows and a front door. It's now 9-10 months down the line and we still don't have keys, so don't be fooled by how far along the house looks. If you know where in the estate it is being built, do take a drive over and see if you can get a look at the area to see how far along they are.

    Last thing to get them to make clear is what comes with the house, I know there are a few people who bought in my area like 2 years ago and were told that hallway flooring and downstairs bathroom flooring came with the house. That has since changed / been clarified so make sure he is clear with what you are walking into.

    With appliances I believe we have put our deposit down on €3k worth for the kitchen, that includes Washer/Dryer, Fridge, Oven, Microwave, Dishwasher and Hob. I was happy with the price but you can definitely go cheaper / more expensive depending on the financial situation.

    Some updates on Lions Gate.

    From the day we sent the snag list they took exactly 4 weeks to complete it, the good news is that they didn't miss a single thing, nor messed anything else while fixing the other stuff. Collecting our keys tomorrow (: which, after 18 months of waiting, feels like a huge relief.
