New build - When to put floors

    We are getting a new build house with no floors (except bathrooms) and we are not allowed to put floors in until we fully own the house. The problem is that we don't live in the same city as our new house, and it is quite a big distance between them.

    Anyone can advise on how do we organize putting floors when we live so far away? Do we move in first, keep all belongings in one room and install the floors? Or we better buy a water mattress, stay in the new house for a few days, watch over the floor installation, and move in afterwards? Anyone had similar experience?

    Once you have the keys, you can get the floors in so maybe delay the actual move until the floors are down. Depending on what type of flooring you're going for, it could be quite quick. You don't need to watch over the floor installation, you just need to ensure the person has access to the place so you could give them a key.

    On the other hand, if you try and develop a relationship with the foreman, they may allow access for tradespeople in the last few days before keys are handed over. It might be worth chatting to them first and asking their advice.

    You can't really move in until the floors are done, in any case, as they need to be down before you can put any furniture anywhere.

    Thank you, good idea about the keys. I might ask SalesAgent or Developer as well about it. I wouldn't feel comfortable giving keys to a foreman to be honest, even if house is empty and changing locks afterwards.

    The foreman will have keys to all the houses already, that's how builders access them once windows and doors are installed.

    Do you mean developer's foreman? Not sure about it, since they allow to install floors only after we officialy get the house. So it will be other team doing it, not relevant for developer. My developer doesn't seem the type who would hold onto our keys and open doors to other work teams...

    You said you wouldn't feel comfortable giving the keys to the foreman, I merely pointed out that the foreman can already access all houses as required.

    Of course. Would be very strange to allow you to undertake work in a house that does yet belong to you. You won't get the keys until you own the property.

    The developer's contractor may still be on site for some time after you take ownership. The easiest way would be to allow your flooring contractor access while the head contractor is on site. You could enquire if the locks and construction cylinders in them have them changed out afterwards,
