    So what happened with NAC signing a lease for 91% of the building ? Was that lease agreement torn up as part of NAC's Chapter 11

    Poses big questions on the opera centre if they cannot lease fully Gardens International

    The letting of the 'Gardens International' was a complete disaster. They leased the entire building which has a capacity for 750 staff to a company that employed around 70 people at the time they moved across the street from Chandler House. Now there was nothing stopping NAC from sub-letting surplus floors, which is what they've done.

    But to have such low occupancy in a building which was completed at the taxpayers expense and one which was continually championed by Limerick 2030 as being integral to bringing vibrancy and much needed extra footfall to this part of the city centre is extremely embarrassing. Of course this would never be acknowledged by Limerick 2030 who are extremely sensitive to criticism. They'd be better off moving the Revenue (who have no requirement for the vast quantum of office space at the opera site) to the unoccupied floors at Gardens International instead of building that monstrosity of a tower which is going to deface Bank Place, the Abbey river quayside and views of the Hunt Museum, Mary's Cathedral etc.

    Great idea in relation to the tax office move

    Is it definite that Nordic Aviation sublet the building ?

    Its just the Nordic Aviation name & logo is gone from over the front entrance of the building and when Transact arrived and also when they had their 6 months in Limerick event all the publicity relates to Limerick 2030 there is no reference to a NAC sublet

    Also the Nordic Aviation Chapter 11 docs asset listing refer to only 3 floors in Limerick !!

    A lot of office movement going on. Clearance work started a few was ago over by norther trust too. The 4th block as its referred to is due to start soon. Is there a need for all this office space?

    Nordic definetly havent sublet the building. They handed back their lease on the floors they didnt need.

    That is what I was told by a Limerick 2030 representative previously but considering the levels of spin and spoof spouted by that organisation, you couldn't trust the information. They did announce in July 2019 that 'LTT has signed a long lease agreement with Nordic Aviation Capital (NAC), the largest regional aircraft lessor in the world, to expand the lease it signed last September for 51% to over 90% of the 112,000sq ft site.' That was before NAC's financial troubles in 2020 though.

    What is certainly clear is that they haven't been able to let the double height space at the corner of Henry Street and Glentworth Street since Hook & Ladder pulled out of the lease over two years ago. It's being marketed since then as a cafe/retail/office opportunity with negotiable rent so clearly interest in the space has been limited. Another cafe is planned for the new apartment building beside the former Bank of Ireland just up the street.

    Used to work for NT, if I recall correctly the plan is once the new block is finished the staff on the site they're renting over in Plassey will move over to Ballysimon.

    The ones in plassey are already moved over. HM&V have moved into their old building in plassey. Driving in along looks like 2 floors in the section nearest the Rd are empty and AMCS occupy a floor or 2 in it too..

    Actually they need to re examine traffic and student communiting for the new school over by NT. Quite a number of students are walking along Bloodmill Rd its quite dangerous and an accident waiting to happen the new Rd that's not open they could do putting in a temporary walkway from that new Rd that would bring them out beside the closest housing estate on that rd

    The council are planning on putting temporary lights, allowing traffic in only one direction at a time, along a section of the Groody Road and turning half the road in to a footpath and cycle path until they get permission to join the Groody to the new road.

    There's currently a part 8 in for it.

    Don't agree.I love the idea of the 14 story block on Bank Place. Could be an iconic building in the city landscape... at least I hope it will be.. Better than what was there previously anyway imo.

    That's the main route students use to get from the motorway to UL. I can see that going very very badly

    Interestingly the council requested further information within 6 months of December 20th 2022, which by their own records wasn't received until September 27th 2023, over 9 months later...

    Council and greedy developer not following the rules is a good ground for an appeal to An Bord Pleanala and the council have left themselves wide open for it

    Nope. It's entirely within the Councils remit to grant an extension of time for the receipt of further information under the Planning and development act 2000.

    Time extension sought and granted as per the documentation on the planning file. No conspiracy here.

    Dreadful news all the same that we'll potentially see a longstanding derelict eyesore replaced by a well considered residential development providing much needed accommodation in the midst of a housing crisis.😱

    Ah fair enough so, didn't see that document, grand total of 2 objections towards it as well so obviously the majority of locals are on board

    Yeah this is the second attempt at gaining permission for development at this site. A significant amount of further information was requested during the first application. Oddly the Council didn't like the fact that some balconies on one of the buildings overlooked Shelbourne Park and wanted them removed. The proposed blocks were taller in the previous application and located closer to existing houses also.

    In the new application they have been orientated away from the neighbouring properties so the applicant has taken on board the concerns from the previous planning application. There's no guarantee that this will get built but it would be a big boost for housing supply in the area if it does.

    Not particularly glamorous but Úisce Éireann have received permission to upgrade Castletroy waste water treatment plant.

    A planning application has been submitted for the construction of a 3 storey building fronting onto the canal with 2 retail units on the ground floor and 8 2bed apartments above. It looks to be on the site of that derelict building near the lock. Architecturally it's poor but that can be fixed through further information hopefully. It's definitely a welcome proposal though

    It's just a re-submission of the same plans from a year ago. That application fell down on the lack of a Natura Impact Statement. The design is incredibly bland though and I would have thought that the use of brick or stone reflecting both the existing and historic palette of materials along the canal would have been a better approach.

    I am not a construction expert but I've been told that there were 2 significant concrete pours at the Opera site, 400 square metres and over 700 square metres. Presumably that means that foundation work is progressing well and that relatively soon we might some construction work on one of principal buildings. That would a red letter day imo.

    It's great to see that area being developed, often thought that the Iceland unit at Watch House Cross might have been better suited to there but residential property might be better use of the area

    Pass it all the time and it's heartbreaking to see it not used.

    Always assumed any development there would be destroyed by the "looking down on my garden" brigade.

    Very underrated area amenities wise as well.

    Will be interesting to see what happens now with the Iceland unit in Watch House Cross that Aldi are building a store that side of the city. Doubt another supermarket retailer would want to replace Iceland there with Aldi opening out there.
