Cost per square ft

hi, we are looking for buy a site in the Killarney Kerry area. We are budgeting approx 228per square foot to build and finish a modest house, approx 177 per foot to builders finish. Is this figure realistic for this area? or does anyone know what the current prices are in this area or generally around Ireland? thanks

I have seen people suggest you can build for a lot less than that.

If I were building anything now in this country, I would only build to passive house standards. This site suggests €2000 per square metre, though I suspect it might be out of date. Your €228 per square foot works out at €2454 per square metre, so it looks realistic, provided that site isn't too far off.

what do you consider a modest house ?

bungalow or 2 storey?

It’s a 220sqmeter, no corner/ big windows, two story, rectangle in shape.

no we would be relying on a contractor to take the build.

If you have drawings from an engineer I would pay a Quantity Surveyor to cost the job for you and then you can go out to builders. I have seen people online saying anything up to €3500 - €4000 per sqm for new builds, but personally i think this has to be rubbish, who could afford that?

540 grand, lot of twine not including site costs and professional fees, tough time to be building

Quoted and signed contract at €365k for a 245sq meter self build going to site in a few weeks in the mid West if its any help to you. €40k more for the 15sqm garage. Had quotes ranging from this to €450k so shop around.

It would have a slate roof, wired, ev charger, garage door, stairs and attic space so about average I would say.

Sorry when you say self build, do you mean you are not giving the build to a main contractor to say a builders finish and are arranging all the works individually as in get someone to do raft, then blocklayer, roofer etc.? Just wondering if thats the case who are you signing the contract with for 365k

Contractor, I wouldn't try a full self build. Doesn't include kitchen, flooring, landscaping and bathrooms but pretty much everything else including kirbing .

That seems to be a good price you got, less than 1500 a square metre. Maybe prices are coming back a bit, or as you say it pays to shop around. Best of luck with it.

ive seen prices from2000 to 4000 and it’s just hard to know if these are real or scare mongering… how could the average person build a house for 3000-4000€ psqm.

We're almost finished building in the north-west and builders finish was ~1750/m2.

If you haven't bought the site yet, you're probably ~ 1-2 years away from breaking ground I'd say so things could change in either direction during that time

For self builds in mayo, we seem to be at around 1500 up to 1800 per sqm for large complex builds.

Building hosue in Donegal. Geothermal heat pump and 16 pv panels on roof. Lots of windows including 3 corner windows. Very modern.

Builders finish coming in at 1450 sqm. House is 230 sqm. Includes garage.

Hi, im also wondering about cost per sq ft/sq m. We're thinking of building close to Castleisland we're not at the stage of getting quotes but we've seen people say things like €300 per sq ft, which surely cant be right, how would anyone build.

Did you get any other quotes or are you still at the begining stage too? Its hard to know where to start.Everything seems out of control at the moment
