The Estuary Pub, Swords

    So rumour has it that Grainger has made a bid on the Estuary in Swords, I wonder will he be successful or will any other bids come in for it.

    One things for sure North Street needs it back open, as that end of the street is lifeless otherwise.

    K67 is jammers every weekend. But that's a destination place that younger people will flock too. The estuary would want to target a very different crowd to be successful. But, the Arch did it and its doing very well.

    The Estuary was quite a nice pub if you liked empty pubs. They served a good Guinness if you are into that kind of thing. It just had an image problem & didn't attract a crowd. K67 has really good food - they are doing a carvery literally 7 days a week that gets people in there during the day, so they come back in the evening because they know the place. Would be great to see the Estuary back tho.

    It wasn't jammers before it closed for renovation - it was very quiet.

    The question is can you support a quiet pub so close to main street?

    Peacocks for example manages to survive mostly (I suspect) by attracting people who aren't bothered heading to main street

    I'm guessing Graingers and the pub in Applewood get by using a similar setup

    If you're heading to the estuary then you're close to main street already so it'd need some good selling points to pull people in

    It would be nice to see it renovated to the standard of the Arch bar and reopened

    At the same time, how many pubs can Swords realistically support? People are feeling the pinch and doing their drinking at home more often

    It could support an actual off-licence too! Apart from supermarkets, there's nothing much on Main St. There is supposed to be one coming in the shop behind Peter Marks (Swords Fair?)

    Well there was an off licence in the Lord Mayor's and that's gone, so not sure there's much room

    It's hard for an off licence to compete with the supermarkets nowadays on price, best bet seems to be to get into supplying fancy drinks like spirits and craft beers

    Lord Mayor's off-licence is gone a long time too.

    I think one would do well on Main St. There's a few vacant units.

    There used to be two on main street, Lord Mayors and at the left of the Town Mall (coffee shop now?)

    That newsagent with their giant Off Licence sign with coming soon in tiny writing can do one after I ran in for a few beers at 2 minutes to 10 one night

    The laundrette across from the lord mayors applied for planning to turn into an off licence about 2 years ago along with a coffee shop, I think the owner since passed away so not sure what's happening with that plan now.

    The mobile shop closest to the old borough has also had planning approval for an off licence and just recently applied to change shop front also.

    There was also an off license in one of the units connected to Carnegie Court but it closed years ago.

    McGranes (The Pound/Attic) manages to survive with a far smaller capacity than literally every other bar in the town but I assume that its family owned & the small size & shorter opening hours probably facilitate that. The advantage that the Estuary does have is on site car parking as well as proximity to on street parking on North St so it might be better placed to focus on food offerings than perhaps drink offerings.

    I would not disagree though that Swords is oversaturated with pubs, but the problem in recent years is not so much number of pubs but that many of them have expanded internal/external space heavily & would be "Superpubs" rather than normal pubs. The Old Schoolhouse, for example is already around 700 capacity & got PP to expanded for about the 5th time to 770. Part of the issue is that you've got a very small number of huge venues like that sucking in most of the business.

    The Arch Bar is also cavernous and far too noisy at night - good spot for lunch though.
