Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    We are looking into this development and are wondering if anyone has had the opportunity to view the offered properties for their first phase. Has anyone decided to go for one, and if so how has the buying process gone so far?

    Prices are madness.

    Location seems good.

    General layout of estate seems good

    Local Cllr Joe Behan opposing badly needed bus corridors on Castle Street - ridiculous and may make this location very difficult traffic wise

    Supposedly (per website) over 1000 new homes in this development. My issues would be as follows:

    Huge pressure on the Dart and buses.

    Huge pressure on schools - if relevant to you.

    Minimum of 100 social homes - if this is an issue for you, generally people are interested in the exact number of social houses in a development.

    I'd do a lot of research before buying.

    Seriously don't think that a new development should be complained about because it will pity Dart and Buses under huge pressure?

    Also, comment about social housing is pure snobbery. It's more social housing that is required to ease housing crisis not less.

    hi, i think we are the first phase - the houses are completed and we are waiting for snagging. We were told end march - but it’s been delayed. We are not getting a clear response from the real estate agents.

    thanks! I wonder what’s causing the delays - they said today its because of ESB.
    However, when i spoke to them during the launch(few weeks back), they said it was all sorted.

    Hello, we have secured a house in Sea gardens as well in the 2nd phase. And wanted to check if you have received the contracts and what sort of timeline the agents have given you.

    Also is there any Facebook group or any WhatsApp group created for the house owners?

    Possibly "sorted" in terms of ESB being on site working away which I know they were at that point.

    We also secured a home in the first phase. We were also told that ESB was holding back the timeline, so interested to see how much longe this takes.

    Hi all. I recently made initial contact with the estate agent. Can I ask about timelines and deposits to those with contracts?

    I have been asked for an initial deposit, which I am told is refundable.

    They will then issue contracts. How long did it take?

    A 10% deposit will then have to be paid within 21 days of contracts being issued. Is the initial deposit included in this 10% and is it refundable? Are they strict with this deadline?

    When will the balance have to be paid? Upon completion/handing of keys?

    Its going to have a lot worse of an effect on commuters getting on it Du Laoighre and further on. Those trains are jammed in the mornings as it is. Imagine thousands more people already on the train when it gets there.

    We are currently in the snagging phase. Was a very smooth process overall. The builds adhered to the initial designs provided and maintained high standard in terms of quality. Snag report didn’t highlight anything major only small cosmetic issues.
    not sure about the second phase, but they had a launch couple of weeks back and might have sold the remaining ones. Worth trying with both savills and DMP.

    Be careful you don't buy a house that is on the flood plain.Flood alleviation or not-done several years ago.

    There is a southbound bus lane on Castle Street already.There is no room for "bus corridors" unless there is a compulsory purchase order made on the Castle Street Shopping Centre to widen Castle Street.Bray is already a nightmare for traffic,this estate will make it a lot worse.On my visits in the afternoon it is pure hassle.Do not caught out by schools opening and closing times around the town.

    For anyone concerned about insurance or the historical flood in bray, here’s a map to show all the work that has been done. This is official OPW data. The area where Seagardens is built is not considered an area of historical flood. Also considering the work that has been done, it wouldn’t be a problem. There are many other high value properties around Dublin shown in the map which would be at high risk of flood risk. however, this is not one of them.

    Regarding comments about pressure on schools, transport and social housing:

    If a large number of house go into an asarea and the supporting infrastructure is absent ot not planned then there will be pressure on schools. Huge amount of new housing went into Greystones and now predictably there's huge pressure on schools. Ditto transport.

    As to social housing, if it's not an issue for people then - no issue. Based on frequent questions on boards and other forums, it would appear that people are interested in knowing how much social housing is going to be in the place where they're making a 500k plus investment. If some want to call it snobbery then fine. Most people want to know the exact amount as it can end up at more than the mandatory 10% when housing agencies also decide to buy. Snobbery or not, a lot of people are hesitant to pay 500k plus to live in 30-40% social housing. It doesn't automatically mean trouble no more than no social housing automatically meaning no trouble. But most people like to know. For those who don't care - no issue.

    Eh not really. The DART and Luas have seen a drop off at peak commuting times.

    Regardless, the expansion of the DART system is going to significantly increase capacity. And once they stop Rosslare trains at Wicklow or Bray, even more so.

    Yeah I get the Dart fairly infrequently these days as mainly wfh but never noticed it being jammed. The one that leaves Bray just before 8 is busy but no issue with getting on all along the line and it empties out along the way as the school kids get off.

    It’s just the same old nonsense from locals who don’t want change. Snarky messages posted about flood plains by people who don’t have a clue. I’ve seen it as well with regards to Woodbrook.

    The reality is that the Bray- Shankill corridor is getting a lot of housing of all typologies and demographics which is going to bring a lot of money to the area. There is significant excess capacity there for development on the coast specifically where this is happening- largely due to the fact that two golf courses, a cemetery and a public park have dominated the land.

    Honestly I suspect the same people will be moaning if and when the Luas is extended to Bray.

    There is more of a point with Greystones. More so because the single line trains and frequency is a major challenge. And coastal erosion is a real and pending concern from Bray to Greystones.

    I get the DART from Bray most week days. Usually between 7 and 7.30. Never an issue getting a seat in the morning, regardless of time of year. On the way home it's a different story as I'm boarding at Lansdowne Road, I've never had a problem getting on. Getting a seat is another story though but generally ok after Dun Laoighre.

    Having lived in London and having to get the tube daily, now that's another ball game altogether.

    Even in London it is not what it once was. The Northern Line is still pretty bad but that was horrendous beforehand. Worrying about seats is certainly a way to indicate that we aren’t getting as much out of our mass transit system as we should!

    Commuter times have stretched out and wfh have decreased. I think the NTA have noted an overall 12% decrease inbound trips. Overall public transport trips are back to 95% of where they were but you have to remember population has increased. People seem to be using transport more now in a multi modal / non car sense that the €2 fare was designed for which is great.

    We’ve almost got the effect that people wanted for years

    As a weirdo who likes to mix it up between the bus, Luas and DART (and the occasional drive), the changes are notable.

    The DART was never as bad as the Luas Green Line (pre and even post capacity upgrades). The one issue would be Wednesday school sports days with kids with bigger bags.

    I think the Green Line will come under pressure though again soon enough given Cherrywood. And if and when it goes to Bray, that’ll be tough. Though I suspect a lot of Bray users would he those looking to get to Sandyford.

    We are not actually sure. Do you know what house numbers are in the first or second phase? We are In the row of all 4 beds if that helps. The delays were not communicated to us, we had to reach out to confirm that snagging for end of August was stilling going ahead.Thats when we were told it won't be until the end of September now.

    We have been told snagging mid September now. But there still seems like there is a lot to be done.

    I was over yesterday to have a look and there is a lot still to be done and I would imagine a lot of the workers are on holiday this month too, I would say October-November seems more likely.

    We got to see inside the house two weeks ago when the floor company measured. There was still a good bit to do inside the house and none of the backgardens had the boundary walls done. Hopefully they have done more since then. Fingers crossed there is not a huge delay.
