Why go opt out if it’s 30 Sq. M so you can use the more simple form without documentation.

As I said. Depends on LA. It’s like a very slim chance of getting caught speeding. But many are daily. Dublin City alone actively monitor notices and conditions attached to them. Automatic enforcement S152 letters for conditions etc

I can understand it’s low chance of being caught in the country as a whole but to advise that nothing will happen is a bit misleading. I am aware of BCO’s that do drive by visuals on sites. I am also aware of at least 3 sites that have been caught in July alone for lodging a CN when works have already commenced.

Invalidation occurs and no way to retrospectively gain a CN without good engagement with the BCA.
