    Hi Team,

    My wife and I, who are first time buyer and new to Dublin(from Northern Ireland) were looking to buy a 3 bedroom house in Kilternan Wood (Kilternan Wood, Enniskerry Rd, Glebe, Kilternan, Co. Dublin, D18 CPC4).

    Has anyone booked any houses there ? Any tips around good schools , locality in general would be really appreciated !!

    Locality: Still quiet albeit with a lot of development ongoing. İn the immediate area there's a pub, a church, and a service station. Stepaside is a short drive away and has a little more in the way of services but not a lot. Nearest town would probably be Dundrum, ten minutes drive.

    Schools: The aforementioned church has a primary school, Stepaside has an Educate Together, with another in Ballyogan. Can't speak to the quality of the schools but there are plenty of acceptable schools in the wider area.

    Can't comment on the development itself.

    hello, i just booked yesterday for a 3 bedroom in the drive.
    Handover date is Feb/March 25.

    I heard that cost rental have also been inaugurated nearby. What role does that play in overall growth of the area?

    Glenamuck Road is a disgrace. It is worse now than it was 60 years ago despite all the development in the area.

    The new road has been in the pipeline a long time, I guess they didn't bother with upkeep of the current road because of that. Not that I disagree with you, it's absolutely awful, particularly near the top.

    Nice and quiet site, houses seem well specced. Anyone planning to do the attics or kitchen upgrades? Do you know who the kitchen supplier is, if they have showroom etc?

    Creche in the estate was very accommodating too, gave us a spot for March no problem.

    Hi Alex,

    The sales agent told us there is no upgrades allowed in general. The kitchen comes as it is… but now that you mentioned qkliving, we will give them a call to know if that's true because we are very much interested in upgrades too!. We also want to convert the attic before moving in - we got two different numbers from two different neighbours that have theirs already converted. Yan 0862394944 and Dario 0838572738.

    @AlexEA We went to their showroom and they indeed let you do changes, colours, handles, drawers etc. once it doesn't disturb the builder's workflow/deadlines.

    Worth booking a consultation with them :)

    I saw in the Skylark thread someone flew a drone around that scheme to give a look at the progress there. Good idea, would appreciate if some kind soul with a drone handy would do the same here 😄

    I have been in a queue from Jamestown Cottages to the lights at the top of Glenamuck Road. OP is so right, traffic there has really gone to hell.

    Just found this today. Looks like a lot of the units in the adjacent Kilternan close estate have been bought up by the council for social housing. Not sure what kind of impact it will have on Kilternan wood. Any thoughts?

    they were built for the council. The council commissioned them.

    Kilternan wood also had a lot of social housing which Tuath are looking after

    I understand the social and affordable housing in Kilternan wood under Part V. But we are talking about a whole estate of social houses right beside the Kilternan wood development. Correct me if I am wrong… I wonder will there be a wall separating the 2 estate as some of the hedges separating the 2 were cut down providing easy access from one to the other.

    There’s not too much social within Kilternan Wood itself, I believe most of the apartment units in there are cost rental with about 20 or so social housing apts.

    There’s no wall separating the 2 estates currently but there is no connecting road between the two either, so can only move between the two estates by foot. I suppose it might not be ideal if you’re in any of those units from number 9 to 19 on Kilternan Wood Road you’re looking directly on to Kilternan Close.

    It’s a bit different and I think people living in cost rental units might be a bit offended at someone saying they live in social housing. But the cost rental units are managed and operated by a housing body in the same way the social housing units are.

    With regard the social / cost rental mix in Kilternan Close, I’m only speculating but I haven’t seen any mention of a housing body taking over those units. It seems they’ve just been handed over to the council and if the council are operating them then it will likely be 100% social housing.

    According to Social Housing Construction Status Report just published. 55 of those units are for social housing, guess the rest are cost rental? I don’t see them being sold to public. How many units are in Kilternan close?

    they Might be offended. But at the end of the day cost rental is social housing.and theirs nothing wrong with that.
