Purchasing a site from Coillte

    Has anyone ever done this before? I'm looking into the possibility of purchasing a site locally that is presently forested and owned by Coillte.

    Apparently, and land they sell off is subject to planning and the sale handled by an auctioneer so that the deal is public, just like a government tender. The site is valued by the auctioneer and the cost of the standing trees (ie timber) added to the price.

    My question, would purchasing land through Coillte work out cheaper than buying it from a local farmer???

    You have answered your own question. The site would be costed at present market value.

    I recall a Coillte rep trying to sell a site to a young couple a few years ago. It turned out that it was slap bang in the middle of a proposed by-pass road of the local town. :eek:

    Might do no harm to visit the local planning office and check the local and county development plans prior to even considering a formal planning application - if your offer/bid was successful obviously.

    ask you auctioneer...

    if its been sold as a site for planning then it doesnt matter what the current forestry or agricultural "per acre" value is.

    on thing though.

    last set aside for forestry generally tends to be lesser quality than agricultural land... for obvious reasons. Forestry land tends to be wetter, or of a worse soil quality.

    have a pre planning meeting.. see what the planners think.
    Also, see if coillte will cover the costs of the percolation test.
