Utility or not

    Hi there

    Just wanna get feedback from people on having a utility in your house currently we have a large kitchen and a medium living room we are thinking of moving the wall in the living room further into the kitchen which will give us an extra 4ft plus in the living room. Off the kitchen we have a fairly good sized utility which we were thinking of knocking through and making part of the kitchen as well as moving the downstairs toilet to under the stairs as currently its facing the hall door at end of hall and it is massive a real waste of space. now before we act we are thinking would we regret having no utility in the house and would we regret having our washing machine tumble dryer etc in our kitchen any feedback would be greatly appreciated thanks:D

    All I know is that I do not have a utility room and the washing machine and tumble dryer on in the kitchen drives me insane! :)

    A utility room always adds (a little) value to a house. It's usually one thing on a prospective buyers checklist (like downstairs wc, cloakroom, ensuite, etc.).

    Try and alter your layout to even keep a minimal utility room or utility 'cupboard' to house the washing machine and tumble dryer behind closed doors.

    From a future sales point of view, a separate utility room is something most people want and could make or break a sale for some people. I'd never get rid of a utility room myself - a washing machine in the kitchen is very annoying - with a baby our washing machine is on daily, so people with several kids probably run a few washes a day. It's also handy to be able to leave an ironing board up and have a place for laundry that you can close a door on.

    As DOCARCH says, at least keep somewhere small or look again at your layout. You might be able to manage both with a bit of inventive thinking. Another option (though personally I'm not mad about it) is to plumb a shed?

    I think a Utility room is very essenial. You can put/hide so much out there.
    Second fridge/microwave/clothes dryer/washing machine/hoover etc. It is especially good to have when you have a big crowd in house and chrismas for storage.
